Whether it is individual investors, startups, or even seasoned companies, Patrick Poole provides counsel to his clients in their real estate, business, and contract negotiation matters.

Patrick’s real estate practice includes the representation of investors, investment firms, developers, and lenders in a wide variety of real estate transactions, including financing, acquisition & disposition, development and leasing.

Patrick works with real estate investors and investment firms in the drafting and negotiating of real estate purchase and sale contracts, asset purchase agreements, ground leases, retail leases, and build-to-suit leases. He regularly assists his clients with the review of property title commitments, exception documents, surveys, zoning issues, and title insurance policies, and performs closing services for any real estate transaction from residential property to large or complex commercial investments. Patrick represents land developers, multi-family developers, homeowner’s and condominium associations in the drafting, development, interpretation and enforcement of governing documents.

Patrick also advises a wide variety of start-up businesses and existing businesses, with regard to drafting and negotiating buy-sell agreements, royalty agreements, joint venture, partnership and operating agreements, corporate and limited liability company structuring and reorganizations, and all types of business contract agreements. Growing up in Music City, Patrick also enjoys practicing in entertainment law and has experience negotiating a variety of entertainment industry contracts, from recording contracts for artists to production agreements for original television programs.

  • Represents several prominent local developers and builders with the acquisition, development, financing, and third party closings, of mixed use and condominium developments in Middle Tennessee.
  • Regularly represents individuals and investors in the acquisition, sale, leasing and financing of residential and commercial real estate.
  • Worked with local owner/operator and corporate counsel on the acquisition of a multi-state portfolio of convenience stores from publicly traded company.
  • Represented a large-scale tenant-in-common entity in the sale of a $20 million multi-family development in Middle Tennessee.
  • Represented the buyer of a minority interest in a portfolio of prominent downtown Nashville commercial property through bankruptcy sale.
  • Prepared condominium and homeowner associations and the related declaration of covenants, restrictions and easements for numerous new real estate developments in Nashville, TN.
  • Negotiated the reality television participation contract on behalf of participants in a Nashville related reality television show.
